# Planning a Muskoka Retreat: Site, Design and Builder Questions

By Jarvis Contracting. Published 2026-08-12, updated 2026-10-09.

A lakeside retreat starts with the property and how you intend to use it. Decide whether the project is an existing-home renovation, an addition or a new building before choosing a style or comparing builders. Those choices affect the information and expertise you need.

## Let the site shape the brief

Collect the survey, available drawings and the property's servicing information. Discuss the route for deliveries, where materials can be stored, the slope of the site and the relationship between the house and the water. A photograph taken in summer does not describe access or use through every season.

Identify the responsible municipality before assuming that a rule quoted for another Muskoka property applies. The [District of Muskoka](https://www.muskoka.on.ca/) provides a starting point for local information; the project team should identify the applicable local approval authorities for the actual address. This article does not prescribe a shoreline setback or claim approval for a particular building envelope.

## Translate a style into specific decisions

'Farmhouse' can describe many different choices. Break the reference images into roof form, window proportions, cladding, timber details, interior materials and the relationship to outdoor space. Then ask what each choice means for maintenance, weather exposure and construction.

A large deck and broad glazing can change the experience of a room, but they also need to be considered with orientation, privacy and seasonal use. Write down which views and daily routines matter most before selecting finishes.

## Explore a lakeside photographic reference

The [Halliburton Haven portfolio](https://www.jarviscontracting.ca/projects/halliburton-haven) shows a navy-sided home, timber entry, long deck, vaulted great room and stone fireplace. Its gallery is useful for comparing the relationship between the exterior and interior spaces.

The portfolio name is not a verified municipal location, and the photographs do not establish whether the original work was a renovation or new construction. It is presented as a photographic reference, not as proof of a completed Jarvis build in Muskoka.

## Ask the builder to define its role

Request relevant completed work, the scope performed by the proposed team, client references and a written explanation of who handles design, approvals and construction. Check the credentials for the type of project you are commissioning. For a new home, use the [HCRA licensing guidance](https://www.hcraontario.ca/do-i-need-a-licence/) and [Ontario Builder Directory](https://obd.hcraontario.ca/).

Jarvis does not currently offer new custom homes or a Muskoka cottage-building service on this website. Our current [services](https://www.jarviscontracting.ca/services) and [coverage directory](https://www.jarviscontracting.ca/areas) describe the work offered. Keeping that distinction clear is more useful than treating every portfolio photograph as a promise about a service area.

## Questions

### Can a design from another lakeside property be reused as-is?

It is a reference, not a site-specific design. Your property, servicing, access, intended use and approval requirements need to be considered before selecting a layout.
